Building Services Systems

Building services systems control the environment in and outside the building and make buildings comfortable, environmentally pleasant and safer to be in or to visit. They are designed to control services such as Mechanical Ventilation and Air Conditioning (MVAC), Lighting, Fire Protection, Lifts, Water Supply, Vertical Transportation and Building Automation among others.       

Building Services systems can account for some 30-40% of a building’s capital costs and attract the same extent of a building’s total operating and maintenance costs per annum, mainly in energy costs which are a major contributor to carbon emissions, potentially accounting for 50% or more of emissions. 

The operations and maintenance of building services systems are by and large regulated due to energy conservation and health and safety concerns should the systems fail to perform due to lack of maintenance.

The course will provide fundamental knowledge on Building Services Systems commonly found in commercial buildings. It will cover the following aspects of each system listed in the course programme immediately below.  The course will benefit those who need a working knowledge of the systems for managing facilities maintenance service providers and the work.

  • Life Spans & Maintenance Requirements: Regulatory and Codes of Practice
  • Breakdowns, Possible Causes and Remedies

The course will cover the following nine Building Services Systems:

  1. Water Supply & Plumbing Systems
  2. Waste & Sewage Disposal Systems
  3. Electrical Supply & Lighting Systems
  4. Ventilation & Air Conditioning Systems
  5. Vertical Transportation Systems
  6. Fire Protection Systems
  7. Security Systems
  8. Communication Systems
  9. Building Automation Systems

 

The course will be led by either of the following facilitator:

Er. Chan Peng Kong

Er Chan has extensive experience in co-ordination and management of projects with broad-based responsibility on M&E building services design development, codes review and authorities submissions.  He presently has his own professional practice which provides Consulting Engineering Services to the building industry and is also a Registered Inspector (M&E) with the Singapore Civil Defence Force for fire safety works.  His academic qualifications include a Degree in Bachelor of Mechanical Engineering, First Class Honours and a Degree in Master of Science (Mechanical Engineering).


Patrick Ng Weng Fai BSc Bldg, MSc Bldg Svcs Engineering

Patrick is an adjunct facilitator at the Real Estate & Construction Centre and the Real Estate & Construction Academy in Singapore and lends his expertise in Building Services Systems & Maintenance. He has four decades of teaching experience at the Singapore Polytechnic Department of Building where he led modules in Building Services, Fire Safety Management and Construction Technology. Patrick received the Singapore Polytechnic Excellence in Teaching Award in 1997.  He had an earlier career as a Quantity Surveyor with a Developer and Facilities Management consultancy and contracting organisation.
