COURSE BACKGROUND
Strata title allows ownership of individual units (termed a strata lot) in a property development and shared ownership of common property such as lift lobbies, driveways, garden and swimming pools. This form of property ownership (particularly in housing) is popular in land scarce Singapore as it allows individual owners to enjoy landed-property type of facilities and amenities.
The Building Maintenance & Strata Management Act (BMSMA) governs management and maintenance of strata-titled properties to primarily ensure that a structure and processes are in place for maintenance and management of the common property and that individual owners contribute towards this cost based on the size (share value) of their unit. Those involved in the management of such properties will require fundamental knowledge of the BMSMA to pre-empt issues which may arise and to carry out their work effectively.
COURSE OBJECTIVES
At the end of the course, trainees should be able to understand the:

- Purpose and main provisions of the BMSMA
- Roles of the Developer as interim trustee manager prior to registration of the Strata Title
- Formation of and role of the Management Corporation (MC) and take-over procedures from the Developer

COURSE LEADER
Michael Tan Kie Thye
Michael Tan has over 35 years of experience in property management, mainly with strata-titled residential and commercial properties. His expertise is in the application of strata laws in operations and is well-versed with two-tier management corporations.
Michael had held senior appointments with some of the major International Property Consultants, namely Jones Lang Wootton (now Jones Lang LaSalle) (as Senior Manager), Colliers International (as Director), Savills CKH Property Management Pte Ltd (as Assistant Managing Director) as well as with Knight Frank Singapore as Deputy Managing Director, Asset & Estate Management and member of the Board)
After leaving the managing agent industry in 2020, Michael has been appointed Consultant to some Management Corporations to advise on compliance matters relating to the Building Maintenance & Strata Management Act. He also holds an Advanced Certificate in Learning & Performance (ACLP) and is presently giving lectures on strata management with the Real Estate & Construction Academy.

COURSE FEES
$615 nett per person. Course fees includes full colour course documentation and refreshments at tea breaks.
