Building Services Systems control the environment in and outside the building and make buildings comfortable, environmentally pleasurable and safer to be in or to visit. They are designed to control services such as Mechanical Ventilation and Air Conditioning (MVAC), Lighting, Fire Protection, Lifts, Water Supply, Waste Management and Building Automation among others.
Building Services Systems can account for some 30-40% of a building’s capital costs and attract the same extent of a building’s total operating and maintenance costs per annum, mainly in energy costs which can make up 50% carbon emissions. The operations and maintenance of building services systems are by and large regulated due to energy conservation and safety concerns should the systems fail to perform due to lack of maintenance.
The course will provide fundamental knowledge on Building Services Systems commonly found in high rise buildings. It will cover the following aspects of each system and will benefit those who need a working knowledge of the systems for procuring and managing facilities maintenance work.

Patrick Ng Weng Fai BSc Bldg, MSc Bldg Svcs Engineering
Patrick is an adjunct facilitator at the Real Estate & Construction Centre and the Real Estate & Construction Academy in Singapore and lends his expertise in Building Services Systems & Maintenance. He has four decades of teaching experience at the Singapore Polytechnic Department of Building where he led modules in Building Services, Fire Safety Management and Construction Technology. Patrick received the Singapore Polytechnic Excellence in Teaching Award in 1997. He had an earlier career as a Quantity Surveyor with a Developer and Facilities Management consultancy and contracting organisation.
